Clarington has clarified that a Newcastle tax sale tender at 21 Brookhouse Drive covers a parking space and storage locker, not five residential condominium units.
The clarification materially changes All About Durham’s earlier interpretation of the municipal tender notice. The previous article described the numbered condominium units as five condos. That wording has been corrected here so readers and potential bidders are not misled.
What the tender includes
The municipal notice groups units 40 and 93 under one tax-sale file and units 154, 163 and 174 under another. Clarington told Durham Post that the items are a parking space and a storage locker within the condominium property.
The first file lists a combined assessed value of $16,000 and a minimum tender amount of $11,105.55. The second lists a combined assessed value of $3,000 and a minimum tender amount of $9,869.56.
The municipality says the condominium declaration restricts ownership to a person or entity that already owns a residential unit in the corporation. Anyone considering a bid is responsible for confirming eligibility before submitting a tender.
November 4 deadline
Tenders are due by 3 p.m. on November 4 at Clarington’s Municipal Administration Centre, 40 Temperance Street in Bowmanville.
Each bid must use the prescribed form and include a deposit of at least 20 per cent of the tender amount by certified cheque, bank draft or money order. The successful bidder must also pay accumulated taxes and any applicable land-transfer tax or HST.
Clarington is not required to provide vacant possession. The municipality also warns that assessed value may not reflect market value.
